BCAD Total Market Value of Property

In 2024, BCAD estimated that the total market value of property in Bexar County was $314.35 billion. A decade ago, the total was believed to be $125.15 billion, an increase of 151.17%. The entirety of Texas increased 117.40% in taxable value in the same timeframe, putting the county at the forefront of growth. $179.92 billion of that total was for single family homes, while commercial properties came in at $66.71 billion.

BCAD Value Reduction by Type of Appeal

Bexar County tax protests go through a chain of processes, though a taxpayer can exit them at any time. First come informal appeals, then formal hearings, and finally post-administrative appeals. Informal and formal appeals are free, while post-administrative appeals, particularly the judicial appeal, are lawsuits against BCAD. When combined, all of these protests produced magnificent savings of $14.02 billion in market value.

In the San Antonio area, informal and formal appeals have dueled for over a decade on which lowered more market value. In 2024, formal appeals came out on top, saving $6.97 billion in market value, while informal appeals clocked in at $4.58 billion. When a taxpayer is not satisfied with tax cuts from a formal appeal, they can then take it before the appraisal review board (ARB) and have a formal hearing. If that hearing does not relieve enough taxable value, then the final option is various types of judicial appeal. Judicial appeals reduced value by $2.46 billion.

Total BCAD Property Tax Savings by Property Type

Texas properties are typically taxed between 2-2.7% without exemptions. This is applied to taxable value reductions to determine the total tax relief passed on to the consumer. Through a strong mix of appeals and lawsuits, the county saw a total of $294.34 million come back to taxpayers in 2024. This was 313.92% more saved than a decade ago, which also tracks with the amount of value saved through protesting.

$234.51million of the savings were for business properties. This is typical of Texas, as each individual businesses are worth many times the value of a house. Since property taxes can be one of the main expenses for a Texas business, they are often protested every year out of habit and necessity. Single family homes have become a bigger chunk of the savings in recent years, topping out in 2024 at $59.84million.
